The aim of this Housing training is simple: to help your staff move beyond knowing the policy to knowing what to do when a difficult situation actually happens. I'm Opio Oluka. I help people who are new to the UK housing sector feel steadier in the work itself, and I build straightforward one-page websites for small businesses that need a clear presence online without a large budget.

My housing-sector experience dates back to 2004. Most of it has been spent close to frontline work, where the difficult parts of the job are rarely the parts covered in an induction pack. Training is shaped around the situations new workers actually meet in their first months.
I offer tailored training for people entering the housing profession — training that, at the same time, is built around your organisation's internal policies, and linked directly to the governmental rules that sit behind them, including frameworks like HHSRS. This alignment between internal policy and external regulation is what makes the difference: it strengthens the business, and it equips the professionals coming into it to do the job properly from day one.
If you want training that works on both fronts at once or that meets other needs, get in touch — let's build it together.
Working with residents whose needs sit alongside their tenancy, and knowing where your role starts and stops. If you are introducing new staff, strengthening frontline practice or want practical training tailored to your organisation, get in touch to discuss what your team needs.
The everyday work of tenancies and housing management.
Handling difficult aspects of Frontline housing work.
Featured session

Sessions are capped at eight people. At that size everyone can raise the case that is actually worrying them and ask the question they would not ask in a room of forty.
One-page websites
They need one page that says clearly what they do, who it's for and how to get in touch — and that loads quickly on a phone. Anything more usually costs more, takes longer and gets neglected.
This suits sole traders, tradespeople, therapists, tutors, small shops, community groups and anyone starting out — in the UK and worldwide.

You own your page. The content, the domain and the finished page belong to you — you are never locked in.
£225 total — £50 to start, £175 on completion.
This service exists because too many small businesses are quoted for websites they will never fill, then left with an empty shell they can't update. One good page, done properly, does more work than ten pages nobody reads — and it costs a fraction of the price.
A short conversation about what you do and who you want to reach.
We settle exactly what the page needs to include, and the price, before anything starts.
I write and build the page, then send it to you to review.
Once you're happy, the page goes live on your domain and it's yours.
About
I work in UK Social housing and have done since 2004. Most of that time has been spent close to the frontline, in the ordinary and occasionally difficult work of supporting residents and managing tenancies.
Training grew out of that. New workers are often given policy and procedure, then left to work out the judgement on their own. I'd rather spend two hours with a small group on the situations that actually unsettle people.
The websites came from a different direction: I observed small business owners expressing need for something simple and affordable, and not being quoted for far more than they needed. One clear page, honestly priced, turns out to be enough for most of them.
Opio Oluka works independently. Training and website services are provided in a personal capacity and are not delivered on behalf of, or endorsed by, any employer or organisation.
I have built a small community space for people working in sheltered and supported housing to share questions and experience.
